This charming 6/7 bedroom villa which is now on the market, is set in a perfect location up in the hills, right in the center of the island, with South orientation and beautiful views over the country to the sea.

There are views across the South of the island to Formentera and to the North as far as the island of Tagomago in the distance. It is just a few minutes drive from the village of Santa Gertrudis and Santa Eulalia, and Ibiza Town is just a 15 minute drive.


MAIN HOUSE

The current owners have lived here for over 30 years, and have looked after it perfectly, both inside and out.

The interiors are very cosy during the Winter, and airy and bright in the Summer, with very high ceilings (double height in the living room) and lots of light streaming through the windows.. All the living spaces are extremely well connected with outdoor areas and terraces, and the main house is set over two floors with lots of potential and options.

There are 4 bedrooms on the ground floor, all with en suite bathrooms, although the current owners have converted one into a very cozy office/chillout room which has it´s own bathroom and direct access to the pool area.

There are 2 further bedrooms upstairs that share a bathroom but these can easily be converted into 2 bedrooms with an ensuite each due to their size. Both bedrooms upstairs have stunning views across the island.

The huge and very homely kitchen is where the owners admittedly spend most of their time, and is the heart of the house for them, especially as there is a very cute outdoor dining terrace and outdoor oven attached to it.

The house has underfloor heating, and central heating, and also it´s own well.

ANNEX

There is also a modern separate stand alone annex with kitchen, bedroom and bathroom for guests.

OUTDOOR AREAS

Surrounded by endless pine forests, the mature gardens (including vegetable patch) have been attended to with love throughout the owner´s residence here, and there are forest walks leading you out of their land, the Annex is tucked away to the side, and the pool and terrace area can be reached by the imposing steps to the front of the house.

NEIGHBOURHOOD:

The heart of the island, the centre of Ibiza, is spread across and between 4 of it’s towns, running from San Rafael in the southern part, through Santa Gertrudis and San Lorenzo, and up to San Miguel further to the North.

Each of these towns (or villages one should say) has her own characteristics and identity, and of course gastronomic feasts galore, with the San Juan road which links them and is effectively the spine of the island, being known as ‘Restaurant Road’. This 7 or 8 km stretch of modernised road hosts none other than at least 10 must-try eateries, serving up anything from Meditteranean fusion and Thai, to Italian, Japanese and traditional Ibicenco fare.

Amongst the pristine white washed churches, local schools, farms, orange groves stretching across the Morna Valley, historic ruins and numerous agroturismo hotels (with the much adored and breath-taking Atzaro near San Lorenzo being the best of a very fine bunch), one will find two of the most famous nightclubs in the world, Amnesia and Privilege, should you want to let your hair down.

Of the four villages making up this randomly created quadrant, Santas Gertrudis is perhaps the most amenable to tourists and locals alike (as well as being the largest), growing hugely in popularity over the last few years or so with Northern Europeans moving to Ibiza for the sun and relaxed island life, but also wanting to stay a little bit apart from the slightly more hedonistic South. Centred around a beautiful square surrounded by bars, restaurants, auction houses, and sports facilities, and just 2 minutes from the rapidly growing UK private school Morna International College, Santa Gertrudis provides a busy yet relaxed and positive vibe 365 days a year, warmly supported by her close by sister villages.

The advantage of being in the centre of the island is that virtually all of the beaches on the island are less than half an hour’s drive away.
